POSITION SUMMARY:

The primary responsibilities of the Director of Development Operations are to execute operations oversight of critical development processes. The Director of Development Operations will provide direct procedural input, guidance, audit, and feedback services to Dominium's development execution. The Director of Development Operations will be responsible for initiating improvements to existing processes, overseeing the implementation of new or enhanced development procedures, and coordinating these procedures with Dominium's Finance and Corporate Services departments as appropriate.

ESSENTIAL FUNCTIONS:



  1. Oversees the Project Coordinator team, including recruitment, hiring, onboarding, and training.
  2. Manages final financing processes, including 8609s, installments, conversions, and cost certifications.
  3. Builds and maintains development reporting systems (e.g., pipeline, inventory, post-closing tasks) using tools like Power BI and Workfront.
  4. Drives Investment Committee preparation, including underwriting reviews, due diligence, presentation materials, and process improvements.
  5. Leads process optimization initiatives, including expense management and organizational efficiency enhancements.
  6. Enhances and manages development team meeting structure and communication frameworks.
  7. Maintains and updates the development operations manual and process checklists to ensure governance and consistency.
  8. Oversees deal staffing, transition planning, and intake memo process improvements (acquisition/re-syndication).
  9. Assists with cash flow forecasting, annual planning, and budgeting efforts.
  10. Supports strategic initiatives and projects as assigned by leadership.


QUALIFICATIONS:



  • Bachelor's degree in real estate, urban planning, or a related field required; advanced degree preferred.
  • 4 years of progressive experience in affordable housing development, with a strong track record of managing complex projects and funding applications.
  • Proficiency in Microsoft Office Suite (Outlook, Excel, Word, PowerPoint) with strong data analysis and reporting capabilities.
  • In-depth knowledge of Low-Income Housing Tax Credits (LIHTC), Federal Home Loan Bank AHP, and other public and private financing sources.
  • Demonstrated ability to develop, analyze, and oversee project proformas, budgets, and timelines.
  • Proven leadership skills with the ability to manage cross-functional teams, coordinate with internal departments, and build strong external partnerships.
  • Exceptional communication and presentation skills; able to persuasively convey complex information to diverse stakeholders, including during public meetings or contentious forums.
  • Highly organized and strategic, with the ability to manage competing priorities in a fast-paced, deadline-driven environment.
  • Entrepreneurial mindset with a collaborative approach; self-starter who can operate independently while contributing to broader team goals.
  • Willingness to work flexible hours to support development operations across multiple markets.
